Filing a Mechanic Lien with the DuPage County Recorder
Mechanic liens for DuPage County properties are recorded with the DuPage County Recorder of Deeds at the DuPage County Administration Building, 421 N. County Farm Road, Wheaton, IL 60187. The Recorder accepts in-person filings and electronic recordings.
Under the Illinois Mechanic Lien Act (770 ILCS 60), the requirements are the same across all 102 Illinois counties. The lien must be recorded within four months of last furnishing, and subcontractors and suppliers must serve the Section 24 notice within 90 days of first furnishing.
DuPage County property legal descriptions are available through the DuPage County Assessor's online portal. The county uses a township system — Naperville, Lisle, Milton, Addison, Wayne, Winfield, and others — and the PIN structure reflects the township in which the property is located.
A special consideration in DuPage County is that Naperville extends into both DuPage and Will counties. If you are filing a lien on a Naperville property, you must verify which county the property is located in before recording. Filing with the wrong county recorder can invalidate your lien.
Common DuPage County Construction Projects
Payment disputes arise in every sector of DuPage County construction. Your remedy depends on the project type and your contractual role.
Corporate Campus and Office Development
DuPage County's I-88 Research and Development Corridor — Naperville, Lisle, Downers Grove, Oak Brook — is one of the largest suburban office markets in the Midwest. Contractors working on corporate campuses and office build-outs face payment disputes when tenants, landlords, or developers default.
Residential New Construction and Renovation
High-value residential construction in Naperville, Wheaton, Hinsdale, and Glen Ellyn involves custom homebuilders, remodeling contractors, and specialty subcontractors. Homeowner payment disputes and builder-subcontractor conflicts are among the most common lien triggers in DuPage County.
Infrastructure and Road Projects
DuPage County's highway network — including I-88, I-355, Route 53, and Route 83 — generates substantial public road, bridge, and utility construction. These are public projects where bond claims or liens on public funds apply instead of mechanic liens.
School District and Municipal Facilities
DuPage County's school districts and municipalities regularly fund new school buildings, parks, water treatment facilities, and municipal centers. Contractors on these public projects must pursue payment bond claims rather than mechanic liens.

The I-88 Corridor: DuPage County's Commercial Construction Hub
The I-88 (Ronald Reagan Memorial Tollway) corridor running through DuPage County is one of the most concentrated commercial development zones in the Chicago metropolitan area. Corporate headquarters, research facilities, data centers, and office parks line the corridor from Oak Brook through Naperville. Construction activity along this corridor involves large-dollar subcontracts and multi-tier supply chains where payment disputes can cascade through multiple parties.
Subcontractors and suppliers on I-88 corridor commercial projects face particular challenges when a tenant defaults on its build-out obligations or when a developer encounters financing difficulties mid-project. In these situations, understanding who the property owner is — and whether your Section 24 notice was properly served on that owner — can be the difference between a valid lien and a forfeited right.

Naperville: DuPage-Will County Border Filing
Naperville is the largest city in DuPage County, but approximately one-third of the city extends into Will County. This boundary creates a recurring issue for mechanic lien filings: a contractor who records a lien with the DuPage County Recorder for a property that is actually in the Will County portion of Naperville has filed in the wrong office.
The only reliable way to determine which county a Naperville property falls in is to look up the property's PIN. DuPage County PINs begin with a DuPage township code, while Will County PINs begin with a Will County township code. Our firm performs this verification for every Naperville filing to ensure the lien is recorded in the correct county.
This border issue also affects Section 24 notices and lien enforcement lawsuits, which must be filed in the correct county's circuit court.
